Rental Application Disclosure

NON-DISCRIMINATION POLICY

CS Property Management follows the Fair Housing Act and does not discriminate against any person on the basis of race, color, religion, disability, gender identity, sexual orientation, national origin or familial status.

APPLICATION PROCESS

Valid current photo documentation (driver’s license, military or state ID, passport or visa) is required in addition to a Social Security number to process the application. Applicants without a Social Security number must submit form I-20 or equivalent documentation. Applicants must be age 18 or older. The application fee is $25 per applicant and is non-refundable.

CREDIT CHECK

CS Property Management will conduct a credit report upon receiving the rental application and associated application fees. Credit history and/or court records must not contain slow pays, judgments, eviction filings, collections, liens, bankruptcy or more than three misdemeanors within the past three years. No applicant with a felony conviction will be accepted. All information collected for the approval or denial of this application is considered confidential in nature and is for Company use only.

Residential History

Rental history from previous landlords must reflect a steady payment history, no lease violations and no unpaid balances due to former landlords. The applicant must resolve any lease violations or pay any outstanding landlord or utility debt prior to acceptance. No applicants with a previous eviction will be accepted.

Income qualifications

Applicant must provide proof of income. All applicants must have a Guaranty of Lease if not financially independent. The Guarantor assumes total responsibility for the Lease in the event of non-payment or damages. The Guarantor must submit a credit application that meets our criteria.

Cancellation policy

If you sign a lease and cancel within three business days from the date of signing, $100 of the security deposit will be retained by CS Property Management for administrative fees. If you cancel after three business days, the full security deposit plus a $100 administrative fee will be retained by CS Property Management. You will also be liable for all lease payments until the apartment is re-rented.
